Commercial plumbing in Washington, IL covers offices, shops, restaurants and rental buildings, where one failed drain can close a restroom or a kitchen. We are a sewer and drain plumber first, so drains and sewer lines are where we start. You get a clear scope, a clear, upfront quote and plain answers about the rules.

What Do Offices, Shops and Rentals Need From a Plumber?

They need drains that stay open, fixtures that work on opening day, and records they can hand to an inspector or an owner. The failures that cost the most are shared drains and main lines, because one clog can shut every restroom or a whole kitchen.

  • Offices: restroom fixtures, floor drains and the main line, which carries wipes and paper from many users.
  • Retail: restrooms, mop sinks and a single floor drain in the back room, often forgotten until it backs up.
  • Restaurants: grease lines, prep sinks and floor drains. See commercial drain service.
  • Rental property: tenant-caused clogs, aging lateral lines and a need for clear records of what was done.
  • Buildings with irrigation, a boiler or a fire line: these often have a backflow device that needs testing. See backflow testing.

Our core is sewer and drain work, so we start there. Open drains, cleared sewer lines and hydro jetting for grease are the work we can describe in detail. For anything else, call and describe the building.

How Do You Prepare Your Building for a Plumbing Call?

Know where the main shutoff valve is and where the cleanout is. Tell us which fixtures are affected, when it began and what changed. Photograph damage before cleanup, and for a rental, tell the owner or manager. Our guide for property managers covers a written plan.

Illinois requires a plumbing license for anyone who repairs or installs plumbing, so ask for the number on a commercial job as you would at home. Check it in the Illinois Department of Public Health's public lookup. Our hours on Google run 7:15 AM to 6:15 PM every day, so call early if the building is open to the public.

“Called at 4pm, clean out was finished by 7:30! Very reasonably priced. Monty was great!”
Chris K., Google review, about 7 years ago
“Just a superb experience in quality and customer service and price. Called these guys at 5:30p and they were here by 6:00p and Monte did his work in the dark by flashlight! Not only did he do a fantastic job he also educated us on how to prevent these problems from becoming a much bigger and more expensive issue. I would recommend this company to anyone, they are committed to doing a professional job, ensuring it is done right and with very affordable prices.”
Jason P., Google review, about 6 years ago
“I am so thankful for Monte coming out during the coldest day with blizzard conditions with same day service. He was very kind and worked quickly to rectify issues with plumbing and gave suggestion for future work that needs to occur to prevent any further issues. His services are very reasonable given the work that he did. I will always use him for any issues in the future. Thank you for all that you did for us today and so thankful that you got home safe!”

Commercial Plumbing Questions

What kinds of buildings do you work in?
We work on offices, retail space, restaurants and rental property, with drains and sewer lines as the core. Call and describe the building, the fixtures and the problem, and we will say whether the job fits what we do. If it does not, we will say that on the phone instead of after a visit.
Who is responsible for plumbing in a rented space?
The lease decides, and it often splits things: the owner covers the building's main lines and the tenant covers the fixtures and drains inside the space. Read the plumbing and maintenance clauses first and ask the property manager before calling anyone. A misuse clause, such as flushing wipes, can shift the cost to the tenant.
Do businesses need permits for plumbing work?
Often, when the work alters piping, but rules differ by city and village. In Washington, rough-in plumbing must pass inspection before walls close, and contractors register with the city. Confirm with the city before work starts. Whoever does the work in Illinois must hold a plumbing license, so ask for the number.
Can you test my building's backflow device?
Call us before you book. Illinois EPA requires backflow testers to hold a CCCDI approval. Ask any tester for the CCCDI number, and call us to confirm who would do the test before you book. Your water supplier's cross-connection program decides when and how often.
